Stylish Mid-Century Estate on Private Promontory in the Hollywood Hills | 3306 Deronda Dr.

Welcome to The Maurice Seiderman House. Set on a nearly flat acre with sweeping jetliner views over all of Los Angeles, this Hollywood Hills home was originally owned by a film industry legend. Restored by Pam Shamshiri of Commune, Barbara Bestor, and Elysian Landscapes, it honors its mid-century roots while bringing new life to a piece of Hollywood history.

In 1955, Maurice Seiderman, the master makeup artist who worked on the films Citizen Kane, A Touch of Evil, and Jane Eyre, set the stage for his own story. Legendary filmmaker Orson Welles called him “the greatest make-up man in the world,” and on this expansive Hollywood Hills promontory, Seiderman constructed his mid-century modern sanctuary. The site offered everything: an unusually flat acre and a sweeping panorama from Downtown Los Angeles lights to the Pacific Ocean horizon.

While Seiderman certainly helped define the look of Hollywood’s golden age, the artist is finally getting his due as an architectural visionary who also helped to define the look of the city’s post-war era.

Privacy is paramount to this property. A gated entry and discreet facade wall shield the home from the street, while the elevated flat lot blocks outside views into the yard. Inside the gate, a courtyard leads to soaring ceilings and spacious interiors that open to covered patios, landscaped gardens, a saltwater pool, and sweeping panoramic views. Seiderman enlisted architect Clyde Grimes to built his magnum opus. The entire home is infused with great natural light from floor-to-ceiling Fleetwood doors and numerous skylights throughout.

The architect was a true native Angeleno, born here in 1924. He served with the Tuskegee Airmen during World War II, before going on to earn his architecture degree from U.C. Berkeley. After graduating, he trained under renowned Los Angeles “architect to the stars” Paul Williams before establishing his own design firm. His career culminated with an appointment by Governor Jerry Brown as the Official State Architect of California.

The main kitchen features a massive dining island, top-of-the-line Sub-Zero and Miele appliances, open shelving, generous storage, and incredible natural light.

There’s a one-of-a-kind glass fireplace in the living room, a media room primed for awards season screeners, a formal dining room, and a luxe covered outdoor dining area with a kitchen, barbecue, and a refrigerator making this home truly primed for large scale indoor/outdoor entertaining.

The sumptuous primary suite has amazing views of the Hollywood hillside, the Griffith Observatory, and Downtown Los Angeles.

The suite features its own private patio, a luxurious boutique-like dressing room, and an elegant bath clad in marble.

Two additional en-suite bedrooms complement this extraordinary residence.

Other features include full Crestron and Nest automation and security systems, a secure two-car garage, additional driveway parking, and extensive space for guests.

In addition to the glistening kidney-shaped pool, there is also an outdoor shower.

An a relaxing infrared sauna.

Grimes’ modernist vision on Deronda Drive stood untouched for decades until a careful restoration by a team of Los Angeles’s best and brightest architects and designers working today brought it back to life.

The house now carries its history forward, balancing original design with quiet, modern ease. Its story deepens with the addition of the neighboring and storied Aldous Huxley Estate, forming one of the largest flat stretches of land in the Hollywood Hills. Nearly an acre, mostly level, on four separate parcels with two street entrances. The possibilities are endless: outbuildings, tennis and basketball courts, or multiple residences. This is an unprecedented opportunity to create a compound for the ages.

This is more than a home. It is a modernist landmark on a hidden plateau, private and rare, with space to shape what comes next just minutes from the bright lights and big city below.
