Beyoncé and Jay-Z are about to become L.A. homeowners, if $90-million deal goes through.
Jay-Z and Beyoncé are crazy in love with a Westside mansion, but are the longtime L.A. renters finally about to become L.A. homebuyers? After years poking around many of the city’s most over-the-top properties, the rapper/hip-hop magnate and his superstar wife have agreed in principle to buy a modern mansion in Bel-Air for $90 million, according to real estate sources not authorized to comment publicly on the proposed deal. But will it actually close, or will it fall apart like at least two other L.A. homes the power couple tried to buy? Speculation of the couple’s interest in a permanent Tinseltown address has for years been the talk of real estate circles.

Adam Levine and Behati Prinsloo Drop $18 Million on French Regency Mansion in Holmby Hills
Maroon 5 front man Adam Levine, an occasional actor and one of three coach-judges on “The Voice,” has yet to sell his custom-remodeled estate high above Beverly Hills’s Benedict Canyon — a bit more on that in a minute — but that didn’t stop him and his model wife Behati Prinsloo from shelling out $18 million for another lavish estate in L.A.’s über-fancy Holmby Hills. Completely invisible from the street behind a thick wall of foliage and privately positioned down a long, gated and hedge-lined driveway that terminates in a parking lot sized black topped motor court, the sprawling main residence, described in listing descriptions as a “majestic French Regency Estate” was designed in the mid-1960s by architect Caspar Ehmcke with five bedrooms and 5.5 bathrooms in 9,221-square-feet of refined, elegantly proportioned and immaculately maintained if decoratively démodé interior space.

David Geffen’s beachfront Malibu mini mansion sells at a loss for $8M
Media mogul David Geffen has sold his last property in Malibu, Variety reports. The name of the new owner was not disclosed, but Redfin shows that the sale closed on Monday for $8 million, nearly $1 million less than two-bedroom Carbon Beach home was listed for in May. That sale price represents a hefty loss: Geffen purchased the beachfront mini-mansion from Peter Morton, co-founder of Hard Rock Cafes, in 2008 for $9.8 million. (Geffen also owned the home from 1996 to 1998.)

Edward Norton Just Bought One of Malibu’s Most Famous Houses
Edward Norton’s new Malibu home, which he just picked up for $11.8 million, according to Trulia, is an architectural masterpiece. The property is architect John Lautner’s Stevens House, a California State Cultural Landmark built in 1968 to resemble a wave, which is situated along 37 feet of beachfront property. The 3,366-square-foot split-level home has an exterior made of both concrete and wood, retractable glass walls, and an interior constructed mainly of wood. The five-bedroom, five-bathroom house has hardwood floors and a gallery hallway that leads to the step-down living room with a modern fireplace against a concrete wall. Two additional glass walls, as well as recessed lighting in the cedar herringbone ceiling, offer plenty of natural light and views of the ocean as well as the open-air swimming pool. The hardwood floors, walls, ceiling, and cabinets follow the same color palette in the kitchen, with varying inlays. A retro diner booth sits in place of the usual kitchen table. The master bedroom also benefits from glass walls facing the ocean.

Alanis Morissette lists her longtime home in Brentwood for $5.5 million
Singer Alanis Morissette has put her Brentwood home of more than two decades on the market for $5.495 million. The Mediterranean-style home, built in 1951 and since remodeled, sits behind gates on a more than half-acre lot with a swimming pool and a sports court.

Jeremy Piven Picks Up Hollywood Hills Contemporary for $7M
Jeremy Piven, who memorably played agent Ari Gold on HBO’s “Entourage,” has picked up a $7 million contemporary in the Mt. Olympus section of Hollywood Hills, according to Yolanda’s Little Black Book. This “retro contemporary” home overlooks downtown Los Angeles and the Pacific Ocean.

Kanye West’s bachelor pad — including bathroom fish tank — sells for $2.95 million
After several attempts to hook a buyer, rapper and fashion designer Kanye Westhas quietly sold his longtime home in Hollywood Hills West for $2.95 million. Built in 2002, the multilevel house features sweeping views, open-plan spaces and plenty of character. Of note is a cartoon-like mural in the dining room and a fish tank in the master bathroom. A modern chandelier tops the bar area.

Kylie Jenner gets $3.15 million for her glammed-up starter home in Calabasas
Reality television personality and social media star Kylie Jenner has officially parted ways with her home in Calabasas, selling the renovated two-story for $3.15 million. The Tuscan-inspired contemporary, built in 2006, was extensively updated by the 19-year-old during her two years of ownership. Ebony-stained floors, designer tilework and crystal hardware are among the new-look details. One of the six bedrooms was refashioned as a “glam room.”

‘Lord of the Rings’ producer lists Spanish charmer in Hollywood Hills West
Mark Ordesky, executive producer of “The Lord of the Rings” film franchise, has put his home in Hollywood Hills West on the market for $1.575 million. The 1952 Spanish-style house has been renovated and updated to maintain its “Old Hollywood” ambience. Among the details are distressed wood floors, arched wooden doorways and coved ceilings. Arched windows in the dining room take in garden views.
